       Mango Letting

      Useful Information for Potential Tenants

      The following information should be considered if you would like to rent a property from us. Obviously this does not apply if you are renting our holiday apartment for a short period of time!

      References - Prior to signing a lease, we require to obtain references. These are normally obtained from people such as your current landlord, employer, university tutor or a similar type of person. 

      Lease – This is a standard Short Assured Tenancy Agreement for not less than six months. Our normal practice is to have the lease run for an initial period of 6 months and then continue on a month to month basis thereafter.  All adults residing at the property will be named on the lease. 

      Deposit – The deposit is typically 1.5 times the monthly rent for the property. This deposit shall be returned after expiry of the lease, subject to written confirmation from the relevant utility suppliers that you have paid all outstanding bills. It is also subject to deductions for agreed loss, breakage or damage to the property. 


      Holding Deposit – A holding deposit is payable immediately to reserve a property. This is normally about half the monthly rent for the property. This becomes part of your deposit when you move in.

      Rent – The first month's rent and balance of the deposit are payable in cash on the date of entry. Rents are subsequently collected by Standing Order. It is your responsibility to ensure that a standing order is place to pay this. You must give prior warning if the monthly rent cannot be paid. Failure to do so shall result in the issue of a monthly rent reminder (at a cost of £25.00) ten days after each monthly due date. Delayed payment of rent may also result in interest charges in terms of the signed Lease Agreement.

      Inventory – Each property has a comprehensive mutually agreed inventory, which you will be asked to sign prior to entry. This will be checked at the end of the tenancy.


      Guarantors – In some circumstance, we may require a Guarantor. 

      Utilities – Mango Letting will advise the utility providers and the Council of all new Tenant details at the leased property. In terms of the lease, you will be responsible for all utility charges and any Council tax payable.


      Insurance – You are responsible for insuring all your personal effects and belongings brought into the property, and arranging necessary personal liability cover and accidental damage insurance. You may also be liable for payment of the excess charge due under any claim on the Landlord's insurance for any damage to Landlord’s property.


      Inspections – Mango Letting will inspect the property approximately every three months. The time and date of these inspections will be mutually agreed in advance with you.

      Moving Out – You need to give two months written notice that you do not intend to renew the lease agreement. This applies even if you intend to move out at the expiry of the initial 6 month period.

      Check Out – We will inspect the property with you prior to you leaving to agree the condition of the property, check the inventory and when you leave to do final meter readings. Please make sure that the property is thoroughly cleaned and all bills are paid. Otherwise we may have to make deductions from your deposit.  Your deposit will be returned to you by bank transfer within 7 days of the inspection unless there is any ongoing dispute regarding deductions.

      Mail – It’s a good idea to redirect your mail when you leave. The Post Office will help arrange this. Any mail received after you leave will not be forwarded or returned to sender.
